Preventative Maintenance Visits

The responsibility for fire safety in a building doesn’t end once fire doors are installed, and just as the smoke and fire alarms in a building, fire rated doors need regular testing and maintenance.

Since 2005, it is a legal requirement under the fire safety regulatory reform that fire doors are “subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and good repair”. Failure to comply with these regulations can result in fines and severe cases, imprisonment.

As with any other life-saving product, a fire door should be checked at least every six months or more regularly, depending on the traffic using the door, to ensure it functions correctly and is ready to use.

Our range of Pyrostyle fire rated doors are manufactured to fire safety standards using high-quality materials and as the manufacturer of the doors, the maintenance should be carried out following the manufacturer’s recommendation, as BS 9999:2017 states.

The Pyrostyle warranty requires that the doors undergo a bi-yearly inspection by a certified technician who can certify that the fire integrity of the doors has not been compromised by damage, wear and tear or third party modifications.

Preventative Maintenance Visits

Our maintenance agreement includes:

  • Test and adjust floor spring operators and replace missing cover plate screws as necessary
  • Inspect the top pivot and bearing for wear and tear, carrying out adjustments and lubricating where necessary
  • Inspect the top, bottom and side seals as appropriate
  • Inspect handle bosses and fixings, check grub screws, tighten where necessary and apply thread lock
  • Check the operation of solenoid locks, and timing of the locking mechanism and that magnets are in place (access control and electrical works are the responsibility of others)
  • A preventative maintenance visit costs from £55 per door, including a one year warranty extension on all new Pyrostyle installations

If you decide to take out a maintenance agreement with Pyrostyle within six months of the handover date, the one year Pyrostyle warranty will be extended to two years from the handover.
